Freeway-adjacent grit is the headline issue. Pre-spray, agitation, hot-water extraction, and an air-mover pass to bring dry-down inside the standard window. We are 10 minutes away, so same-day or next-morning is usually available. For homes near McCoy Creek that have seen winter storm runoff at the back of the property, we will also bring a moisture probe and check the carpet edge along the rear baseboards.
