What we do

Hard surface floors look easier to keep clean than carpet, and that is the trap. A mop moves the surface dirt around and pushes the dirty water into the low spots, the seams, and the texture of the floor, where it dries and builds up. Over time that residue leaves the floor looking dull and feeling slightly tacky underfoot, and no amount of home mopping brings the shine back, because mopping is part of what caused it. Hard surface floor care is about lifting that built-up residue and grime off the floor instead of spreading it around.

We clean tile, vinyl, luxury vinyl plank, laminate, and sealed hard-surface floors. The method depends on the surface, but the principle is the same. We apply the right cleaning solution for the floor type, agitate it to break the grime loose from the texture and the seams, and then extract the dirty solution off the floor rather than leaving it to dry back down. That extraction step is what separates a professional clean from a deep mop. The soil actually leaves the building instead of settling back into the low spots.

We match the chemistry and the pressure to the floor so we clean it without harming it. Vinyl and laminate need a gentler approach than glazed tile. Sealed floors get a pH-neutral cleaner that will not strip the finish. We treat each surface for what it is rather than running one aggressive process over everything, because the wrong product or too much water on the wrong floor causes more damage than dirt ever would.

Tile grout lines and sealing are their own dedicated service, so if your grout is the main problem, that is where the real difference shows. Hard surface floor care covers the field of the floor itself. Owner Charon Russell runs jobs personally. Family-owned in Fairfield since 2013, IICRC-certified. Call or text (707) 816-7103.

Our process

We start by identifying the floor type and its condition, because that decides the products and the pressure. We do a dry pass to pick up loose grit first, since grinding grit around during a wet clean scratches the surface.

Then we apply the cleaning solution matched to the floor, tile, vinyl, laminate, or sealed hard surface, and give it time to break the built-up grime loose from the texture and the seams. We agitate where the floor needs it, then extract the solution and the suspended soil off the floor so it leaves rather than drying back into the surface. Along edges and in corners where a machine cannot reach, we detail by hand.

Before we leave we walk the floor with you and check the finish, and we tell you honestly how it came up and what a maintenance schedule looks like for that floor. Hard floors dry quickly, usually within an hour or two, so the space is back in use the same day.

Hard Surface Floor Care FAQs

What kinds of hard floors do you clean?

Tile, vinyl, luxury vinyl plank, laminate, and sealed hard-surface floors. We match the cleaning solution and the pressure to the specific floor, because vinyl and laminate need a gentler approach than glazed tile. If your main concern is dirty or stained grout lines, that is our dedicated tile and grout cleaning and sealing service.

Why does my hard floor still look dull after I mop it?

Mopping moves surface dirt around and pushes dirty water into the seams and the texture of the floor, where it dries and builds up as a dull film. Over time that residue is what makes the floor look flat and feel tacky. Our process extracts that built-up grime off the floor instead of spreading it, which is what brings the look back.

How much does hard surface floor cleaning cost?

Pricing is based on the square footage and the condition of the floor. We quote a firm range on the call after a few questions about the floor type and the size of the area. For most homes it is comparable to a room or two of carpet cleaning, and we can bundle it with a carpet visit.

Will the cleaning damage my vinyl or laminate?

Not when it is done right. Vinyl and laminate need a gentler approach and controlled moisture, which is exactly why we match the product and the method to the floor rather than running one aggressive process over everything. Too much water or the wrong chemical is what damages these floors, so we treat each surface for what it is.

How long does the floor take to dry?

Hard surface floors dry fast, usually within an hour or two, because we extract the solution off the floor rather than leaving it to air-dry. The space is back in normal use the same day. We will let you know if any area needs a little longer before you walk on it.

How often should hard floors be professionally cleaned?

For most homes, once a year keeps the buildup from setting in, and every 6 months for kitchens, entryways, and other high-traffic areas. Commercial spaces with heavy foot traffic benefit from a more frequent schedule. Routine mopping between visits is fine, professional deep cleaning is what resets the floor.
