Why Your House Still Smells Musty After the Water Is Gone

The fans ran all weekend. The carpet feels dry on top. The family room still smells like a towel left in the washer. That usually means something under the surface is still damp, or something has started growing on it.

Water runs down and sideways, so the wet material is usually low in the room: the pad under the carpet, the tack strip, the baseboards and the bottom of the drywall. The EPA's brief guide to mold, moisture and your home lists where hidden mold can sit: "the back side of dry wall, wallpaper, or paneling, the top side of ceiling tiles, the underside of carpets and pads, etc." It adds "areas inside walls around pipes (with leaking or condensing pipes)" and "inside ductwork".

Season matters in Solano County too. A leak in a hot, dry summer and a leak in a wet winter are different jobs, because in winter you can't count on open windows to do the drying for you.

Damp Smell or Mold Smell: Checks You Can Run

Your nose can't tell you for certain which one you have. These checks won't diagnose anything, but they tell you where to look next.

• Watch the trend. Smell the room at the same time each morning. A smell that gets weaker as things dry is a better sign than one that holds steady.
• Find the strongest spot. Walk the room slowly. A smell that is strongest at one wall, one closet or one patch of carpet tells you where to look.
• Notice the HVAC. If the smell is stronger when the heating or air conditioning runs, check near the returns. The EPA names ductwork as a place hidden mold can sit.
• Count the days. The EPA's mold course says: "In most cases, mold will not grow if wet or damp items are dried within 24-48 hours." If wet material sat longer than that, take a lasting smell more seriously.

The EPA also says you may suspect hidden mold "if a building smells moldy, but you cannot see the source, or if you know there has been water damage and residents are reporting health problems."

How to Get Rid of the Musty Smell, in Order

Order matters more than any product. Deodorize first and you'll be doing it again in a few days.

1. Find the moisture, not the smell. Lift the carpet at a corner and touch the pad. Press the baseboards near where the water was. A moisture meter from a hardware store takes some of the guessing out of it.
2. Dry or remove what's wet. The EPA's guidance for carpet: "To dry carpet and backing within 48 hours, remove water with a wet vacuum, pull the carpet and pad off the floor and dry them using a fan to blow air over them. A dehumidifier can be used to reduce the humidity in the room where the carpet and backing are drying, while fans can be used to accelerate the drying process." 3. Clean the hard surfaces once they're dry. The CDC says mold "can be removed from hard surfaces with household products, soap and water, or a bleach solution of no more than 1 cup of household laundry bleach in 1 gallon of water." That applies to hard surfaces only. The EPA adds: "Never mix chlorine bleach solution with other cleaning solutions or detergents that contain ammonia because toxic fumes could be produced."
4. Fix where the water came from. The EPA is blunt about it: "If you clean up the mold, but don't fix the water problem, then, most likely, the mold problem will come back."
5. Deodorize last. Do it once the source is dry and clean, not before.
6. Re-test after a closed-up night. Shut the room overnight and smell it first thing in the morning. If it's gone, you're done. If it's back, stop cleaning and start looking for the source.

What doesn't fix it: air fresheners, baking soda on a damp pad, and painting over a water stain. They cover the smell while the cause stays put. Ozone generators sold as air cleaners aren't the answer either. The EPA's page on ozone generators sold as air cleaners says that "at concentrations that do not exceed public health standards, ozone is not effective at removing many odor-causing chemicals", and that ozone at those levels "does not effectively remove viruses, bacteria, mold, or other biological pollutants."

When the Smell Points to Mold

Signs that the next step is finding mold, not another round of cleaning:

• The smell is still there after the room has dried out.
• Wet material sat for more than 48 hours before drying started.
• The water came from a sewer backup or flooding rather than a clean supply line.
• The smell is strongest at one wall or closet, or when the HVAC runs.
• There's a musty smell and no water event you know of. Check for a leak you haven't found yet.

If anyone in the house has symptoms, the EPA's guide says: "For more detailed information consult a health professional." The CDC says: "People with asthma or who are allergic to mold may have severe reactions."

Be careful about opening things up yourself. The EPA warns that "removal of wallpaper can lead to a massive release of spores if there is mold growing on the underside of the paper", and says: "If you believe that you may have a hidden mold problem, consider hiring an experienced professional."

You don't need a lab to name the mold. The CDC says "CDC does not recommend mold testing" and that "You do not need to know the type of mold." What matters is where the moisture and growth are. Do It Yourself or Call Someone

Doing it yourself is reasonable when the water was clean, the area is small and the smell is fading. For mold you can see, the EPA says: "If the moldy area is less than about 10 square feet (less than roughly a 3 ft. by 3 ft. patch), in most cases, you can handle the job yourself, follow the guidelines."

A smell that keeps returning after the room is dry needs more than a standard carpet clean, because odor in the pad and subfloor sits below what a normal clean reaches. That's a job for odor removal, once you know nothing is still wet.
