Martinez is the Contra Costa County seat, sitting on the south side of the Carquinez Strait across from Benicia. The 94553 zip covers the whole city. Population around 37,000. Our drive from Fairfield is about 30 minutes south via I-680.
Martinez has a distinct housing pattern. The downtown and the older neighborhoods around Alhambra Avenue and the John Muir National Historic Site include Victorians and craftsman homes from the 1880s through the 1920s. Up the hills toward Vine Hill and the Alhambra Creek watershed there is a mix of 1940s through 1960s ranches and newer construction. And right at the waterfront and southwest of the city sit two operating refineries (Shell Martinez and the Phillips 66 plant in nearby Rodeo) plus other industrial facilities along the strait.
The combination matters. Old housing stock plus refinery-area air means two cleaning problems most cities do not have at the same time.
The problem in detail
Industrial particulate is the first issue. Refineries, fuel terminals, and the heavy truck traffic along Highway 4 produce a fine particulate that drifts on the prevailing winds. Most days it is invisible. Over a year it accumulates on roofs, in window screens, and inside the home through any opening. On carpet it shows up as a gradual darkening that the homeowner attributes to ordinary wear. A carpet that looked clean 18 months ago looks gray, especially under direct light.
The second issue is the Victorian and craftsman housing in the older neighborhoods. Just like Benicia across the strait, a lot of these homes have carpet laid over original hardwood. The hardwood was never finished for water exposure. Aggressive truck-mount extraction can push moisture into the planks and damage them. The right approach uses lower moisture, more vacuum, and a careful check of the subfloor after.
Third is the hillside drainage pattern. Homes above Alhambra Creek and on the slopes around Vine Hill can get water intrusion during winter storms, even from minor events. A wet baseboard from a storm in February becomes a mildew patch in the carpet edge by April. The homeowner does not always connect the two.
How we handle it
For refinery particulate we use a heavier vacuum and agitation pass before extraction. The pre-spray we use binds with the fine particulate so the wand can lift it. The carpet comes up significantly brighter than the homeowner expected, especially in rooms with light-colored carpet.
For Victorian homes we use the same approach we use in Benicia. Low-moisture first pass, controlled extraction, meter check on the subfloor after. We will tell you on the assessment whether your home's specific construction needs extra care.
For hillside winter-storm mildew we recommend an inspection any time you have seen a wet baseboard. The fix is more involved than a normal clean. We can usually save the carpet if we get to it within 30 days.
